<div style="text-align: justify;"><strong>1.  Competing Foreclosures and Short-Sales</strong></div>

<div style="text-align: justify;">The abundance of distressed properties in putting downward pressure on home and condo prices.  In either foreclosures or short-sales, the owner or decision-maker is usually a bank or some other institutional investor.    These institutional investors are normally taking a substantial loss on the  property, and therefore, are usually motivated to quickly sell  the property, sometimes substantially below market value. Home sellers who have equity will need to consider the prices of competing foreclosure and short-sale homes when determining their asking price.</div>

<div style="text-align: justify;"><strong>2. Home Buyer Fears</strong></div>

<div style="text-align: justify;">One  question I often hear from prospective home buyers is &#8220;will prices drop any more.&#8221;  My answer is, &#8220;no one knows for sure, but prices are extremely low now for the San Diego market.&#8221;  Because of this concern about prices dropping further, home buyers in the market &#8220;want a good deal.&#8221;  When sellers price their home, they should consider how buyers will perceive their asking price.  If the home is in relatively good condition, and priced similar to other recent sales of similar homes in their neighborhood, the chances are good that buyers will consider their home.</div>

<div style="text-align: justify;"><strong>3.  Anxiety About Job Loss</strong></div>

<div style="text-align: justify;">Another concern I hear from many prospective buyers is uncertainty about their job.  Some people who would like to buy right now, are delaying the purchase until they believe that the chances of losing their job is low.</div>

<div style="text-align: justify;"><strong>4.  Stable Low Interest Rates Can Decrease Motivation to Buy Now</strong></div>
<p>&nbsp;</p>

<div style="text-align: justify;">There are many news reports describing the likelihood that interest rates will stay low for sometime.  Ironically, this idea may actually dissuade some homebuyers from jumping in the market now.  These buyers believe that there is no rush to buy a home now since interest rates will remain low for sometime to come.</div>

<div style="text-align: justify;"><strong>5.  Positive Factors</strong></div>

<p style="text-align: justify;">Despite the factors listed above, there are still many people buying homes and condos.  In fact,  from 2009 to 2011, over 21,000 properties sold each year in San Diego County as reported in the San Diego MLS. After all, everyone needs a place to live,  and life events such as job relocation, divorce, and wanting to move closer to family all drive people to buy homes.</p>

			<content:encoded><![CDATA[<p></p><p>The 2011 real estate market trends summary below provides information about the number of detached and attached homes and condos sold, changes in the median and average prices of properties between 2005 to  2011, and reports the average time a home stays on the market before an offer is accepted.  Since detached homes have a different statistical pattern than attached condominiums or townhomes, the data is separated below for the two property types (detached homes vs. attached condominiums and townhomes).</p>
<p><strong>NUMBER OF DETACHED HOMES SOLD</strong></p>
<p>Graph 1 below shows the total number of detached homes sold based on the sales data in the San Diego MLS.  The number of homes sold remained stable between 2010 and 2011, with this year adding only 198 more sales.  The decline in the number of homes sold is more substantial if we compare 2005 sales to 2011. This period saw a 17.2% decline in the number of detached homes sold.</p>

<p><strong>NUMBER OF ATTACHED CONDOS AND TOWNHOMES SOLD</strong></p>
<p>Graph 2 below shows the total number of attached condos and townhomes sold based on the sales data in the San Diego MLS. The number of condos and townhomes sold declined by 7.4% from 2010 to 2011.  The decline in the number of properties sold is more substantial if we compare 2005 sales to 2011. This period saw a 27% decline in the number of condos and townhomes sold.</p>

<p><strong>AVERAGE AND MEDIAN PRICES</strong></p>
<p>The average and median price statistics are commonly used measures to report changes in real estate prices over time, and to identify trends.</p>
<p>Detached Homes</p>
<p>The dark blue bars in Graph 3 below show the average prices of detached homes from 2005 to  2011, and the light blue bars show the median prices during the same period.  The median price dropped from $384,000 in 2010 to $365,000 in 2011.  This represents a 4.9% decline in the median price year-over-year, and a 2.7% drop in the average price.  The price decline is more substantial if we compare 2005 prices to 2011 prices. During this period, the median price declined by 36.3%, and the average price dropped by 31.5%.</p>

<p>Attached Condos and Townhomes</p>
<p>The dark blue bars in Graph 4 below show the average prices of attached condos and townhomes from 2005 to 2011, and the light blue bars show the median prices during the same period. The median price dropped from $220,000 in 2010 to $206,000 in 2011. This represents a 6.3% decline in the median price year-over-year, and a 2.1% drop in the average price. The price decline is more substantial if we compare 2005 prices to 2011 prices. During this period, the median price declined by 45.8%, and the average price dropped by 39.6%.</p>

<p><strong>AVERAGE DAYS ON MARKET</strong></p>
<p>The average number for days a home or condo stays on the market before an offer is made and accepted is one measure of demand in a real estate market.  For detached homes, the average number of days increased from 67 in to 2010 to 76 in 2011.  For attached condos and townhomes, the average number of days increased from 75 in 2010 to 86 in 2011.   This means that, on average, it took sellers 10 days more to sell a property in 2011 than it did in 2010.  The number of short-sales no doubt contributed to this increase as they normally take much longer to sell.</p>

			<content:encoded><![CDATA[<p></p><p>The November 2011 real estate market trends report provides information about the number of detached and attached homes and condos sold, changes in the median and average prices of properties between 2005 to November 2011, and reports the average time a home stays on the market before an offer is accepted.  Since detached homes have a different statistical pattern than attached condominiums or <span><span>townhomes</span></span>, the data is separated below <span><span>fo</span></span> the two property types (detached homes vs. attached condominiums and <span><span>townhomes</span></span>).</p>
<p><strong>NUMBER OF DETACHED HOMES SOLD</strong></p>
<p>The green bars in Graph 1 below show the total number of detached homes sold based on the sales data in the San Diego MLS.  The orange line indicates the number of sales for that year up to the month of November.   As of November 2011, a total of 19, 352 detached homes sold in San Diego during the year.  This is only 215 more than was sold during the same period in 2010.  It appears that 2011 overall sales of detached homes will be similar to numbers for 2010, and no way near the 25,670 sold homes in 2005.  The spike in sales in 2009 is probably most attributable to the Federal Government&#8217;s First-Time Home Buyer <a title="Key Facts, IRS First Time Home Buyer Rebate" href="http://www.irs.gov/newsroom/article/0,,id=206291,00.html" target="_blank">rebate</a>.</p>

<p><strong>NUMBER OF ATTACHED CONDOS AND TOWNHOMES SOLD</strong></p>
<p> The green bars in Graph 2 below show the total number of attached condos and <span><span>townhomes</span></span> sold based on the sales data in the San Diego MLS. The orange line indicates the number of sales for that year up to the month of November. As of November 2011, a total of 9,757 attached condos and townhomes sold in San Diego. That&#8217;s 802 fewer properties sold than the same period in 2010.  Nonetheless, it appears that 2011 overall sales of  attached condos and <span><span>townhomes</span></span> will be similar to numbers for 2010, and no way near the 14.573 attached condos  and <span><span>townhomes</span></span> that sold  in 2005. The spike in sales in 2009 and that <span><span>continued</span></span> through 2010  is probably most attributable to the Federal Government&#8217;s First-Time Home Buyer <a title="Key Facts, IRS First Time Home Buyer Rebate" href="http://www.irs.gov/newsroom/article/0,,id=206291,00.html" target="_blank">rebate</a>.</p>

<p><strong>AVERAGE AND MEDIAN PRICES</strong></p>
<p>The average and median price statistics are commonly used measures to report changes in real estate prices over time, and to identify trends. </p>
<p>The green bars in Graph 3 below show the average prices of detached homes from 2005 to November 2011, and the blue bars show the median prices during the same period.  The median price dropped from $384,000 in 2010 to $365,000 as of November 2011.  This represents a 4.9% decline in the median price year-over-year, and a 2.4% drop in the average price.  The price decline is more substantial if we compare 2005 prices to November 2011 prices. During this period, the median price declined by 36.3%, and the average price dropped by 31.2%.</p>

<p>The Susan G. Komen 3-Day Walk For The Cure landed in Pacific Beach on November 18-20, 2011. The pictures above are of Fanuel Park in Pacific Beach, near the Visitors Center on MissionBay, and at various point along Sail Bay.  In San Diego, the 60-mile route began on Friday, November 18th, at the Del Mar Fairgrounds, proceeded through La Jolla, and ended the day at the Taylor Public Library in Pacific Beach. On Saturday, November 19th, the participants began at Robb Field in Ocean Beach, and ended the day at the very southern tip of Mission Beach, San Diego. And on the final day, the route began at the Visitors Center on Mission Bay, and ended at the Reuben H. Fleet Space Theater in Balboa Park, San Diego.  Approximately 3,600 people finished the walk. The closing ceremony was held at Petco Park on Sunday evening.  The 2012 San Diego <a title="2012 Susan G. Komen Walk for the Cure in San Diego, CA" href="http://www.the3day.org/site/TR/2012/General?fr_id=1767&amp;pg=entry" target="_blank">3-Day for the Cure </a>is scheduled for November 16-18, 2012.</p>
