With a population of about 36,457 (based on 2006 Census estimate), the community falls within the boundary lines of the City of San Diego. The community is bordered by Encinitas and Rancho Santa Fe to the north, Torrey Pines and Mira Mesa to the south, Rancho Bernardo and Poway to the east, and by the beaches of Del Mar to the west. Interstate 5 and SR-56 serve as the major highways in and out of the community.

Carmel Valley is a master-planned residential community with a variety of housing options. There is a mix of condominiums, townhomes, and single-family homes.
